A 12 acre site adjacent to Cardale Park in Harrogate was allocated for commercial uses. We secured a detailed planning consent for a 27,000ft2 mental health facility in 2016 and three acres of the site was sold to the Tees, Esk and Wear NHS Trust.

An outline consent was also granted over the remainder of the site for 130,0000 ft2 of commercial space, including  a significant upgrade of Beckwith Head Road and the construction of an estate road opening up a further 5 acres of development land.

In 2018 a new Dementia Care facility was granted consent and a further plot of circa 3.6 acres was sold to Vida Healthcare. 

Interest in the remainder of the site remains strong although specialist in nature. Consequently we are offering Design and Build solutions on either a leasehold or freehold basis.

Envirovent, Burley Bank Rd, Harrogate, North Yorkshire

Teakwood Developments secured the large pre-sale of a new Headquarters  building for one of Harrogate’s largest employers.

Envirovent, a ventilation systems manufacturer, based at Hornbeam Business Park, needed a new production facility of  75,000 ft2 to support its growth aspirations business park at Burley Bank Road in Harrogate. 

The facility will comprise 17,000 ft2 of offices, 13,000 ft2 of manufacturing and over 30,000 ft2 of warehousing. The new site will also accommodate another 15,000 of expansion space to provide for  future proofing.

Construction began in early 2021 and will be complete by May 2022.

George Cayley Drive, York, North Yorkshire

A 30,050 ft2 industrial unit on a secure site of 2.46 acres was purchased from Close Brothers for £1,100,000.

Adams Hydraulics were in occupation of the offices but the parent company was restructuring.

We obtained vacant possession and sold the whole building to Abracs, an importer of abrasive discs for £1,465,000.

Sanderson Street, Newcastle, Tyne & Wear

We purchased a 37,000 ft2 industrial unit from a receiver for £925,0000.

A schedule of remedial works was carried out including the removal of a substantial mezzanine, repairing impact damage and overhauling the roof.

The property was sold to JJ Food Service Holdings Ltd for £1,350,000.

Speedwell Road, Castleford, West Yorkshire

A 37,500 ft2 distribution unit purchased from the Receivers of HI Group for £1,300,000.

Teakwood undertook remedial repairs at a cost of £60,000.

Pre-let on a 5 year lease from 24th June 2014 at £169,000pa to CMS Distribution Ltd.

Sold to to St Brides Asset Managers for £1,955,000.
